FINDING AN AGENT

In April of 2023, we decided to start looking at houses in the Greater Toronto area. We weren't exactly sure  where we wanted to buy. So we were looking around in all sorts of different areas.  One weekend Franklin decided to go look at an open house out in Kitchener. It was on 295 Main Street which was an actual main street, who would've guessed. There were easily 500 people that saw that host with dozens of offers. 

Franklin talked to the listing agent and told him about my situation. Where, how much and what features we wanted in the house. The agent and him, exchanged contact information.  While in the area, he went to a half dozen other open houses. Each and every time I talked to the listing agent. Franklin exchanged information and was trying to figure out which agent to go with to purchase a house. Although they all seem nice, none of them really stood out as the agent Franklin and Dana wanted to go with. You can see an image of all the different agents that Franklin talked to with their business cards.

The following weekend there was a house listed in Brampton that Franklin went to see. It wasn't a very nice house and it cost way too much. So Franklin started driving home and that is when he saw another open house sign. He figured why not. Let's go look at it. 

This house was really nice in Brampton, however way out of budget. Like usual he talked to the listing agent, Akshpreet Singh who was super knowledgeable and showed him around the house even while knowing we couldn't afford it. That same night the agent sent us a bunch of listings that were in areas that we wanted with specific things we was looking for in our price range.

The weeks that followed we went to dozens and dozens, if not, hundreds of properties to look at. Akshpreet got us in touch with a mortgage broker, who is also amazing. Akshpreet was calm and caring. He understood that this was a major purchase and he made it vastly less stressful. 

Eventually we found a house that we liked and made an offer. We had the best offer and went back and forth a little bit to make the deal happen. But the entire process was vastly better because we found an agent that cared more about customer relations than dollars and cents. That goes a long way.

Franklin, Grace and Akshpreet went house hunting for weeks. We saw so many different houses. Each and every house was seen while video chatting or talking with Dana. In the beginning she was updating a spreadsheet with details for each one we saw. Pros. Cons. A rating system.

Franklin made arrangements to go and see a bunch of houses with Akshpreet on Friday, May 19th, 2023. Grace sent Franklin a text saying to go check out this one house as well. To try to add it to the list of houses to see. He texted Akshpreet who got a booking. This was the first day that Grace couldn't come out to go house hunting.

Franklin and Akshpreet saw a half dozen houses and then came upon the last one. It was amazing. Franklin knew right away that he wanted to make an offer. He video chatted with Dana and Grace to show them the house. The following day, Saturday morning the offer went through. Then Randy and Grace went with Franklin to see it again later that day.

After the IKEA styled garage sale, (there was 5 garage sales at least if not 6). Her real estate agents was a small family owned business. They were excellent. They took care of all the home renovations and everything required for the sale of the house.

Dana's house went on the market May 19th, 2023. There was some individual showings as well as an open house on May 21st (the Sunday that followed). Dana received 4 offers and one revised offers and one revised offer.  In Dana fashion, of course there is another spreadsheet.

Dana was making a decision on which offer to accept as well as fill out of the paperwork on Tuesday May  23rd at night. During this same exact time, Franklin was busy going back and forth to make an offer on the Canada house. 

That deal went up 30k over asking. However we got them to include all kinds of things in the backyard apart of the deal. It was a very chaotic but successful and exciting night in the Danklin world.
